In the aftermath of the internet bubble, our team identified an iconic six-story brick and timber building in the SoMa District of San Francisco. The previous owner had completed major seismic upgrades and tenant improvements totaling over $50 million in preparation for occupying the building.

We helped our client acquire the vacant property for $18.3 million in a distressed sale, then completed additional capital improvements to allow for multi-tenant occupancy which stabilized the building. An investment-grade anchor tenant grew its footprint within the building, eventually occupying 73% of the space with a long-term lease. And the property was recently sold to an institutional investor for $140 million.
